Internal alterations and repairs

No, planning permission is not required.

Reroofing (no additions to roof)

Yes, if there is a change in roofing materials or installation of roof lights on a roof slope which fronts a highway, private road or open space.

Installation of solar panels which in the view of the Council do not project significantly beyond the roof slope

Yes, planning permission is required.

Cladding of external elevations (eg with stone, tiles, timber etc)

No, planning permission is not required.

Repainting

No, planning permission is not required.
Normal TV and radio aerials No, planning permission is not required.

Satellite dishes (dimensions quoted in this section refer to the measurement across any dimension of the antenna, excluding any projecting feed element, the reinforcing rim and supporting brackets)

Planning permission is not required subject to the following: 
• Dishes should not be both facing and visible from a road
• No more than two antennas are permitted
• The size of the antennas is restricted; the larger having a maximum of 100cm in any linear direction and 35 litres cubic capacity by volume; the smaller having a maximum of 60cm and 35 litres cubic capacity by volume
• Chimney-mounted antennas are also restricted to a maximum of 60cm and 35 litres cubic capacity by volume.

The antennas have certain siting restrictions:
• No antenna should protrude above the roof if the dwelling does not have a protruding chimney
• If the dwelling has a protruding chimney, antennas may protrude up to 60cm above the roof, or up to height of the chimney, whichever is the lower.

Replacement windows and doors

Yes, planning permission is required if the replacement window or door fronts a highway, private road, footpath or public open space.

Creation of a new window (which does not project beyond the existing house)

Yes, planning permission is required if the window fronts a highway, private road, footpath or public open space.

Erection of a Porch

Planning permission is required where the external door fronts a highway, private road or open space. Otherwise, planning consent is not required unless:
• The ground area (measured externally) exceeds three metres
• The height of the porch exceeds three metres
• The porch would be less than two metres away from a road, footpath, bridleway or byway.

Erection of an extension including a conservatory

You will need planning permission if one or more of the following circumstances applies:
• The size of the proposed extension plus all previous extensions exceeds 50 cubic metres or is more than 10% of the cubic content of the “original” house
• Any part of the works (including for example a dormer window) are higher than the highest part of the “original house.”
• Any part of the extension would front a highway (including a footpath), a private road or public open space
• The height of the extension exceeds four metres and is within two metres of the boundary
• All extensions and other buildings including the proposal take up more than 50% of the “curtilage” (the area surrounding the house).

Erection of garden shed or summer house

Planning permission would be required if:
• The cubic content of the new structure would be greater than 10 cubic metres
• Any part of the structure would be within 20 metres of a highway and in front of that part of the dwelling house that is nearest to the highway
• The height of any pitched-roof building would exceed four metres
• The height of any other structure would exceed three metres
• All extensions and other buildings including the proposal take up more than 50% of the “curtilage” (the area surrounding the house).

Loft conversion or the creation of a room in the roof involving the creation of a dormer window or rooflight

Yes, planning permission is required.

Creation of a hard standing for any purpose (eg, parking)

Yes, planning permission is required.

Furthermore, separate permission is required under the Highways Act for any works required within the public highway.

Erection of a wall or fence

Planning permission is required for the erection of a gate wall or other means of enclosure fronting a highway (including a footpath or bridleway), private road or public open space.

Demolition of a building or structure

Conservation Area Consent is required to demolish a building in a conservation area whose external measurements exceed 115 cubic metres.

Demolition of a gate, fence, wall, railing or other means of enclosure

Conservation area consent would be required if:
• the structure fronts a highway (including a public footpath or bridleway), a private road or an open space or if
• the structure is more than two metres high.

Conversion of house into flats

Yes, planning permission is required.

Operation of a business from a dwelling

Planning permission would be required if the character of the use as a dwelling would be materially changed.
